Our fees in brief
We have grown to believe that each individual client’s interest is best served with tailored fees to suit the particulars of your case as well as your own financial abilities. We have also found our currently applicable hourly rate of £250 plus VAT and disbursements to reasonably reflect our sole principal’s (Kirsten von Wedel) knowledge, expertise and years practicing law (18 years), but review the rate each May.
VAT and disbursements are charged in addition to our fees.
Here we attempt to provide you with a general overview of what your fees are likely to be, however, this does not replace an exact fee quote which can only be calculated once we assess the needs of your specific transaction.
For residential freehold conveyancing transactions we aim to fix our fees at 0.01% of the property value but never less than £350 for property prices of up to £1.5 million. Fees for transactions above £1.5 million will be agreed with you individually at increasing rates linked to the property value starting from 0.09 % and rising, for example for estates a “value to client” fee agreed with you at the outset, but never less than £1,500 plus VAT and disbursements as with all our fees.
Some disbursements can be predicted better than others without knowing more about the case. Below we have set out some predictable disbursements.
Combined residential conveyancing transactions (often sale and purchases simultaneously receive a small discount of 10% to the total fees (sale and purchase).
Predictable conveyancing disbursements are:
SDLT. To find out how much SDLT you need to cater for as a cost additional to the purchase price (purchases only) you may wish to use the online HMRC SDLT calculator for accurate up to date rates and exemptions.

Local searches range from £50 to £350
Sales title documents start at £6 and increase with the number of title documents required to prove your title.
We do not charge for bank transfers
For Leasehold property we allow a 2/3rd increase on top of the basic fee above
Commercial property is charged at our hourly rate of £250 and usually capped on that basis as soon as we understand your specific property and business.
Mortgage lenders and banks may apply additional fees or charges as well as extra time from us to deal with their requirements. We may agree an additional fee with you to deal with those.
Most conveyancing transactions should complete within 3 to 8 weeks.
Standard Will or Wills for couples with children, including basic IHT advice: £200
Single Basic Will for an individual client or updating of an old Will: £120
Obtaining simple Probate, beneficiaries identifiable and contactable and relevant documentation handed over to us in good order at the outset, the estate has very small or no share holding: £750 to £1250. We anticipate 3 to 12 weeks for this.

Lasting Power of Attorney £200
Typical disbursement £83 court fee per LPA
Document certification, witnessing signatures and oaths: £5, plus £2 per any exhibits.
Fixed fee instructions may be charged on an hourly rate additionally where a case becomes more complex after the start or where you add to your initial instructions. We will always explain this clearly to you beforehand.
